what is emerald’s role in my community?

As HOA management, Emerald works as an extension of your board’s role in the community. From scheduling vendors for various repairs, to dues collection and membership communication, we partner with the board of directors to achieve an overall better community.

what do my hoa dues pay for?

Specific to your community, your HOA dues go towards day-to-day operational common area maintenance such as landscaping and janitorial services, as well as saving for larger planned reserve expenditures such as roof repair and road maintenance.

how are the hoa rules enforced?

Through regular onsite inspections and reports from members, enforcement may include courtesy phone call, email or compliance notice. The more owners and tenants can inform themselves on the rules and regulations of their HOA, the more harmonious the community.

who Is the board and what do they do?

The board of directors is a group of volunteers elected by the membership who make decisions on behalf of the entire association to ensure compliance, property value and smooth operation.

is membership to the hoa required?

Yes. When you purchase a home in an HOA, membership is automatic. Upon purchase, you agree to abide by the provisions of the governing documents such as Covenants, Conditions and Restrictions (CC&R’s), Operating Rules and Bylaws.
